How to read this

Madison's and the BC figures are wholesale mill prices per thousand board feet. Gordian's index measures construction cost, so it runs much higher. Don't compare the two directly. A 2x4x8 holds 5.33 board feet, so at $500/MBF its wholesale lumber content is about $2.67 before freight, distribution and retail margin. You'll pay more at the store. The way to use this page is to watch the trend: weekly wholesale moves reach retail shelves with a lag.

The wholesale trend has been mildly down since September. The Sept 25 Madison's reading was $506.76 (Residential Contractor). We don't track retail shelf prices yet because we don't have a reliable published source for them.
